Bliv App – Terms of Use

1. What Bliv App Is (and Is Not)

Bliv App is a technology platform and marketplace designed to help renters and lessors connect.

Bliv App does not:

• Own, manage, lease, inspect, or verify any properties
• Act as a real estate broker, agent, or property manager
• Participate in lease negotiations or agreements
• Collect rent, deposits, brokerage fees, or management fees
• Handle or process payments of any kind
• Verify listings, properties, or user identities
• Guarantee listing accuracy, legality, or availability

All interactions, agreements, payments, and decisions made between renters and lessors/landlords occur outside the Platform and are solely their responsibility.

2. Eligibility & Account Responsibilities

To use Bliv App, you must:

• You must be at least 18 years old
• Provide accurate and truthful information
• Maintain only one account
• Keep credentials secure
• Be responsible for all account activity

Landlord / Lessor Responsibilities

If you list a property, you confirm that:

• You have the legal right to list the property
• All listing information is accurate and lawful
• You comply with Canadian rental laws

Bliv App reserves the right to suspend or terminate accounts at its discretion.

3. User Conduct

You agree not to:

• Harass, abuse, threaten, or discriminate against others
• Post fraudulent, misleading, or unlawful listings
• Share false or deceptive information
• Engage in spam or misuse messaging features
• Use the Platform for illegal purposes

Bliv App may remove content or restrict access if these rules are violated, but Bliv App is not obligated to monitor all activity.

4. Listings & Accuracy Disclaimer

All listings and content on Bliv App are user-generated.

Bliv App does not verify or guarantee:

• Property availability
• Accuracy of listings
• Pricing
• Property condition
• Suitability for any purpose

Users are responsible for conducting their own due diligence before entering any agreement.

5. Messaging & Communication

• Messages are private between users
• Bliv App is not responsible for message content
• Users may block or report other users
• Messages are not guaranteed to be permanent
• Bliv App may retain chat data for legal, safety, or operational reasons

Bliv App does not actively monitor private communications.

6. No Payments or Financial Transactions

For this MVP:

• No payments occur on Bliv App
• No rent, deposits, or fees are handled by Bliv App
• All financial transactions occur outside the Platform
• Bliv App is not responsible for financial loss, fraud, or disputes
• Lease agreements are created outside Bliv App

7. Intellectual Property

Bliv App owns all rights to:

• The Platform, app, website, and software
• Branding, logos, designs, and content
• User interface and user experience

By posting content, you grant Bliv App a non-exclusive, royalty-free license to use your content for operating the Platform.

8. Privacy & Data Usage

Bliv App collects and uses personal information in accordance with its Privacy Policy and PIPEDA (Canada).

Key points:

• Data is collected only as necessary
• Deleted accounts remove personal data
• Limited data may be retained if legally required
• Third-party services may process data

9. Third-Party Services

Bliv App relies on third-party services such as:

• Cloud hosting
• Mapping services
• Push notifications
• Messaging infrastructure

10. Limitation of Liability & Indemnification

To the fullest extent permitted by law:

• Bliv App is not liable for damages or disputes
• Bliv App is not responsible for user conduct
• Use of the Platform is at your own risk

11. Suspension & Termination

• Suspend or terminate accounts
• Remove listings or content
• Restrict access without notice

12. Governing Law & Dispute Resolution

These Terms are governed by the laws of Ontario, Canada.

• Features may change
• Availability is not guaranteed
• The Platform is provided “as is”
